Boiler Servicing in Rotherham: What £80 Gets You

Plenty of boilers that give up on a frosty Rotherham morning were dropping hints for months beforehand. A pressure gauge that keeps sliding down, a relief valve with a drip on the end of it, hot water that takes a little longer to come through every week. An annual service is where those hints get noticed while the fix is still small and cheap.

If you just want the headline: a boiler service with us in Rotherham costs £80 including VAT. That covers our 14-point Gas Safe inspection, the certificate is in your hand before we leave, and most Rotherham bookings are prioritised for the following day.

I'm Adam, and I lead the engineering side of Eco Heat Surge. Our base is in Tankersley, so most of Rotherham is 25 to 35 minutes up the road, and the Dearne Valley villages are closer still. Here is what a service involves, what it costs, and why a few parts of the borough need it more than others.

How much does a boiler service cost in Rotherham?

The price is £80 including VAT for any combi or system boiler, which is the same figure we charge in Barnsley. Living a little further from our base does not change it.

Landlords can roll the service and the gas safety certificate into one visit, which saves a second appointment. Here is how the numbers line up:

What you needPrice
Annual boiler service£80 inc. VAT
Boiler service plus landlord CP12 (one property)£150
Landlord CP12 on its own (one property)£70
CP12 for portfolios of two to four properties£60 per property

If you have three or more rented properties needing a service, ask us about a better rate when you call.

What gets checked on the visit

A service is not a quick look and a sticker on the casing. The 14 points fall into three groups.

  • Combustion and gas. A flue gas analysis to confirm the boiler is burning cleanly, the gas inlet and burner pressures, the combustion seals, and the flue and terminal outside.
  • Inside the boiler. The heat exchanger is inspected and cleaned, and the burner, injector, fan and condensate trap are all checked.
  • Controls and safety. We test the relief valve and the charge in the expansion vessel, put the thermostat and timer through their paces, check for carbon monoxide, and look over the pipework and isolation valves outside the casing.

Most visits take 60 to 90 minutes, and the certificate is issued there and then. If you want the reasoning behind every point, we have a point-by-point breakdown of the annual service that explains why each one matters.

Why some Rotherham homes need servicing more than others

Every boiler benefits from a yearly service, but three things we come across regularly in Rotherham make skipping one a riskier bet.

Hard water on the Dearne Valley side

Around Wath-upon-Dearne, Swinton and Brampton Bierlow the water is hard, much like the north side of Barnsley. Over time that leaves scale inside the boiler, especially on a combi's hot water side, and scale makes the boiler work harder for the same result.

The early signs are hot water that never quite gets hot enough, or a rumbling and banging noise as water boils in pockets inside the heat exchanger. If yours has started making that sound, our post on why a boiler starts kettling explains what is happening. A service picks up scaling before it gets to that point.

Terraces with decades of heating add-ons

Plenty of the S60 and S65 terraces closer to the middle of Rotherham have had their heating altered three or four times over the years, with each new boiler connected to whatever pipework was already in place. The result can be mixed pipe sizes, a tired pump and a modern boiler straining against an old system.

A service will not rebuild a system like that, but the readings we take often show whether the boiler is struggling because of the system around it. When that is the case, we tell you plainly, whether the answer is a magnetic filter, a power flush or simply keeping an eye on it.

Rented homes where the service slips

Rotherham has a lot of privately rented terraced housing, and in a long let the yearly service is often the first job to be forgotten. We get called out to breakdowns that a routine visit would almost certainly have prevented.

The gas safety check is the legal requirement here. The HSE's gas safety rules for landlords sets out the duty to have gas appliances checked every year and to keep them maintained. Adding a service to the CP12 is what stops the boiler letting your tenants down mid-winter, and our landlord CP12 guide for South Yorkshire covers the paperwork side in more depth.

Which months are easiest for a service?

Any time is better than never, but timing does make life easier.

  • April to September is the sweet spot. The boiler has had a rest, there are plenty of appointments, and you are covered before the cold arrives.
  • October is when the first cold snap hits and the phones get busy, so book early in the month if you can.
  • November to March is breakdown season. Routine services still happen, but they are fitted in around people with no heating.

If you would rather not have to remember, we can send you a reminder each year at no cost.

Keeping your manufacturer warranty valid

On a boiler still covered by the maker's guarantee, the annual service is usually a condition of that cover. Miss a year and the protection can lapse, which is a nasty surprise if a major part fails later.

This matters on the newer homes around Wath and Brampton Bierlow in particular, where many boilers are only a few years old and still well within warranty. Each service is recorded on your certificate, so you have the proof if you ever need to claim.

What happens if we find a fault?

We tell you straight away and explain it in plain English. If something needs a part or more time, we write down a fixed price for it first, and the decision to go ahead is yours. Small adjustments we make during the service are included in the £80.

Should we find something that leaves the boiler unsafe to use, we deal with it by the book under Gas Safe rules and explain your options before anything is switched off. You can check any engineer who visits you on the Gas Safe Register, and we are happy for you to do exactly that.

Booking a boiler service in Rotherham

We cover the whole of S60 to S66, from the town centre and Kimberworth out to Maltby and Dinnington. The Dearne Valley villages nearest our base are usually the quickest to fit in, while the far side of the borough around Maltby can take a little longer to reach.

There is more on how we work across the borough on our Rotherham heating engineers page, and everything included in the visit is listed on our boiler servicing page. When you are ready, send us a booking request or ring 01226 885022 to speak to one of us.

Frequently asked questions

How much is a boiler service in Rotherham?

Anywhere in S60 to S66, an annual service on a combi or system boiler costs £80 with VAT included. You pay the same as a Barnsley customer, and travel is never added. Landlords who want the CP12 done on the same visit pay £150 for the pair on a single property.

How soon can you service my boiler in Rotherham?

Most Rotherham bookings are prioritised for the following day. Wath-upon-Dearne, Swinton and Brampton Bierlow, being closest to our Tankersley base, are usually easiest to slot in, while Maltby and Dinnington can take a little longer. Booking between April and September gives you the widest choice.

Does hard water in Rotherham affect my boiler?

It can. Water on the Dearne Valley side is hard, so scale gradually forms inside the boiler, most noticeably on the hot water side of a combi. You might see weaker hot water or hear a rumble from the heat exchanger. A yearly service lets us catch scaling before it turns into a breakdown.

Is a boiler service a legal requirement for Rotherham landlords?

What the law demands is a yearly gas safety check, recorded on a CP12, plus keeping gas appliances properly maintained. The service is what makes the boiler dependable for tenants and protects the maker's warranty. Most of our landlord customers book both on one visit to save a second appointment.

Do I need a service to keep my boiler warranty?

Usually, yes. Most manufacturers make an annual service a condition of their warranty, so missing a year can leave you without cover if a major part fails. Your service certificate is the evidence you need if you ever have to make a claim, so keep it somewhere safe.
