Annual renewal
Same time every year
CP12s last 12 months from the date of issue. We can issue a new certificate up to 2 months before expiry — and the new 12 months runs from the old expiry date, not the new inspection date. No lost time.
New tenancy
Before the keys go over
A copy of the current CP12 must be given to a new tenant before they move in. We schedule pre-tenancy checks at short notice — book at least 5 working days before the move-in date where possible.
Mid-tenancy
Reminder 6 weeks out
We text 6 weeks before your CP12 expires. You reply with a date — done. No paperwork, no chasing, no risk of slipping into non-compliance.
How It Works
Book
Online or phone. Tell us the property address, gas appliances, and tenant contact (if applicable). We confirm by text within the hour.
Arrive
On time, in uniform, with photo ID and Gas Safe card. Tenant-friendly — we explain what we're doing and answer any questions.
Inspect
Full 12-point inspection — combustion, tightness, ventilation, CO alarm, flue. Typically 45–60 minutes per property.
Certify
CP12 issued on the day, emailed to you in PDF, paper copy left for the tenant. Renewal reminder logged for next year.

A CP12, properly called a Gas Safety Record, is the certificate a Gas Safe engineer issues after checking the gas appliances in a property. By law, landlords must have every gas appliance and flue in a let property checked every twelve months and give tenants a copy. It is a legal requirement, not optional.
A single-property CP12 is £70 including VAT, covering the boiler and all gas appliances, with the certificate issued the same day. For small landlords with two to four properties it is £60 per property, and for five or more we quote a bulk rate. No call-out charge on top.
A CP12 lasts twelve months from the date of issue. You can renew it up to two months early, and the new certificate still runs from the old expiry date rather than the inspection date, so you never lose cover by booking ahead. We send a reminder six weeks before.
A standard check on a single boiler usually takes around thirty to forty-five minutes. Properties with several gas appliances, an older system, or anything that needs a closer look will take a little longer. We work around tenants where we can and keep disruption to a minimum.
Yes. A gas safety check covers every gas appliance in the property, not just the boiler. That includes gas hobs, cookers, fires and their flues. Each one is tested and listed on the certificate, which is what a landlord needs to stay compliant and what a homeowner wants for peace of mind.
