Magnetite sludge in older systems
The Victorian terraces and post-war semis around town often run steel radiators that have quietly filled with black magnetite sludge. A service picks it up in the flow and return temperatures, and we will tell you honestly whether a simple filter clean will do or whether a power flush is the better spend.
Scale on the hot-water plate
Water is soft off the Pennine side but noticeably harder over the magnesian limestone to the east, around Cudworth and Darfield. On a combi that shows up as scale on the plate heat exchanger and lukewarm taps. We check hot-water performance on every visit rather than just the heating side.
Frozen condensate on exposed runs
Plenty of 1930s semis and loft-sited combis send their condensate pipe outside on a cold north-facing wall. It is the classic reason a boiler locks out on the first hard frost. We check the run, the fall and the lagging while we are there so it does not catch you out in January.

"Put my mum at ease"
Well what can I say — absolutely brilliant service. I would highly recommend this company. They came and fitted a new boiler system for my 85-year-old mother-in-law who's agoraphobic. They're extremely lovely lads and really put her at ease — nothing was too much trouble. They arrived when they said they would (which is a bonus nowadays) and kept me informed throughout. A standard annual boiler service is £80 including VAT, covering any combi or system boiler. Landlords can combine the service with a CP12 gas safety certificate for £150 per property. If you have a portfolio of three or more properties, we offer a better rate, so just ask.
Most services take between 60 and 90 minutes. We are not a 20-minute strip-and-go. We run the full 14-point inspection, clean the parts that matter, test the safety devices, and hand you a service certificate the same day before we leave.
We carry out flue gas analysis, check the gas and burner pressures, inspect and clean the heat exchanger, and test the fan, condensate trap, pressure relief valve and expansion vessel. We also check your controls and carbon monoxide, then issue a full service certificate.
Yes. We service every major brand, including Ideal, Alpha, Baxi, Glow-worm, Potterton, Viessmann, Main, Ferroli, Vokera and Biasi, whatever the age. If your boiler is still under a manufacturer warranty, a yearly service with us is what keeps that cover valid.

Annual servicing keeps your boiler running efficiently and safely, catches small problems before they become expensive breakdowns, and is required by all major manufacturers to keep your warranty valid. Skipping a service voids your warranty and can also affect your home insurance. We recommend booking before October — before the winter demand surge.

We tell you there and then, explain what we have found in plain terms, and give you a fixed price in writing before we do anything further. There is no pressure and no upselling. If a fault makes the boiler unsafe, we follow Gas Safe procedure and talk you through your options, only shutting the appliance down with your say-so unless it is an immediate danger. Minor adjustments made during the service itself are included in the price.
Our fixed-price installs come with a choice of warranty: £1,600 includes a 5-year manufacturer warranty, or £2,100 gives you the full 10 years. As Ideal and Alpha Heating approved installers we register the warranty in your name so cover starts the day we leave. All warranties require annual servicing to remain valid.
